Mutual Housing California was created in 1988 to catalyze revitalization of low-income communities by strengthening neighborhood assets—both through housing and resident involvement. The organization formed as a partnership of neighborhood residents, business representatives, housing advocates, and local government.

For the past 27 years, Mutual Housing California has developed, operated and advocated for sustainable housing that builds strong communities through resident participation and leadership development. Currently, 3,000 residents live in over one thousand homes operated by our organization. Our residents describe our properties as safe, clean, community-oriented, and inclusive. Over the past few years we have expanded our geographic service area, moved into green property development, and increased our portfolio of affordable housing. This year we completed construction of the first certified zero net energy housing for renters in the United States. 

At the heart of our work is a desire to build strong communities where residents work together to enhance their individual and collective lives. An important way that we support this vision is through developing onsite programs that build upon the existing strengths of our resident members, provide opportunities for growth, and leverage relationships with external organizations and community volunteers.

To support these exciting efforts, we are seeking a passionate individual to join Mutual Housing California and Mutual Housing Management in the following positions:

Chief Executive Officer

Mutual Housing California seeks a dynamic, entrepreneurial and mission-driven Chief Executive Officer to champion and implement the development and operations of high-quality, innovative affordable housing and resident leadership programs for the Sacramento region and beyond.

Housing Development Project Manager

The Project Manager will be responsible for the development of sustainable multifamily housing affordable for low income households in our mutual housing association’s service area. Development will include construction of new multifamily housing and acquisition and renovation of existing distressed multifamily housing. The Project Manager will oversee the development process from initial feasibility of development concept, obtaining local development approvals and raising development capital, to construction completion and closing of permanent financing.

Director of Compliance

Mutual Housing Management is seeking an experienced Director of Compliance for its Property Management Department, located in Sacramento. The position reports to the Director of Property Management. This position is responsible for compliance review of all Tax Credit/HUD move-ins and re-certifications, conducting file audits of properties, providing training to Property Managers, and monitoring compliance with all agency regulations, and file/physical inspections.

Maintanence Technician

Mutual Housing Management provides professional property management services to Mutual Housing California’s 19 affordable multifamily communities (currently 1071 housing units). The mission of Mutual Housing Management is to be an exceptional steward of Mutual housing California’s portfolio to support long-term sustainability. The maintenance technician completes repairs and replacements, preventative maintenance, and apartment turnovers. As a part of the site team, this position is responsible for ensuring a high standard of cleanliness, customer service, and a hazard-free environment.


Porter/Janitor must be a team player who provides safe, decent, atmosphere for the residents of the community.  The Porter/Janitor will work in conjuction with maintenance staff to ensure a high standard of cleanliness, customer service, and a hazard-free environment.

Digital Literacy Instructor

Mutual Housing is seeking a high energy, tech savvy, innovative educator to help build a digital literacy program in our housing communities. The Digital Literacy Instructor will help to develop and implement web-based curriculum for resident members in six of our Mutual Housing communities in Sacramento and Yolo counties. Experience working with culturally diverse, low-income populations and English language learners is especially helpful.

Assistant Property Manager

The Assistant Property Manager works side-by-side with the Property Manager in overseeing the day-to-day operation of the property, including resident satisfaction, wait-list management, leasing, overseeing maintenance, and ensuring their property is in compliance with standards and expectations of the Property Management Operations Manual, other stated guidelines of Mutual Housing Management and Mutual Housing California, fair housing laws, and regulatory requirements of affordable housing funders. The Assistant Property Manager should be able to assume leadership and initiative in the absence of the Property Manager, and ensure the highest quality of customer service.
